Renting Homes (Wales) Act 2016
For properties in Wales, the Renting Homes (Wales) Act 2016 already applies. This replaced assured shorthold tenancies with occupation contracts and introduced different notice requirements. The Renters' Rights Act (which abolishes Section 21 in England) does not apply in Wales — but Welsh landlords have their own compliance obligations.
