What Are Land Registry Fees?

Land Registry fees are charges levied by HM Land Registry for registering changes to property ownership. When you buy a property, your solicitor submits an application to register the transfer of ownership in your name — and pays the Land Registry fee on your behalf.

Land Registry fees are a disbursement — a third-party cost that your solicitor pays on your behalf and passes on to you. They are separate from your solicitor's legal fees and should be itemised in your conveyancing quote.

The fee is based on the purchase price of the property (or the value of the transaction for remortgages and transfers of equity). The buyer pays the registration fee — the seller does not pay Land Registry fees.

Transfer of Whole

The most common type — registering the transfer of ownership when you buy a property.

First Registration

When a property that has never been registered is sold or mortgaged. Fee is half the standard rate.

Mortgage Registration

Registering a new mortgage or remortgage. Fee is based on the mortgage amount.

Official Search (OS1)

A search of the register to protect your priority while the registration is completed. £7 per title.

Official Copies

Copies of title documents (title register, title plan). £3 per document.

How much are Land Registry fees?
Land Registry fees are set by HM Land Registry and are based on the value of the property. For a property valued at £100,001–£200,000, the registration fee is £230. For £200,001–£500,000, it is £330. For £500,001–£1,000,000, it is £655. For properties over £1,000,000, the fee is £1,105. These are the fees for transfers of whole registered titles. Different fees apply for first registrations, leases and other applications.
What is the Land Registry fee for a first registration?
First registration fees are charged at half the standard registration fee. For example, a property valued at £200,001–£500,000 would attract a first registration fee of £165 (half of £330). First registration is required when a property that has never been registered with HM Land Registry is sold or mortgaged.
Are Land Registry fees included in conveyancing quotes?
Yes. Land Registry fees are a disbursement (a third-party cost) that your conveyancing solicitor pays on your behalf and passes on to you. Can Land Registry fees be reduced?
Land Registry fees are set by HM Land Registry and cannot be negotiated. However, first registration fees are charged at half the standard rate. Applications submitted electronically (as most conveyancing solicitors do) attract the standard fee — there is no additional discount for electronic applications.
