Landlord Compliance Requirements

The compliance requirements for landlords have grown significantly in recent years — and the Renters' Rights Act adds new duties from 1 May 2026.

Gas Safety Certificate

Annual gas safety check by a Gas Safe registered engineer. Must be provided to tenants before they move in and renewed annually.

Electrical Installation Condition Report (EICR)

Electrical safety inspection required every 5 years. Must be provided to tenants before they move in.

Energy Performance Certificate (EPC)

EPC required before marketing the property. Minimum E rating required. Valid for 10 years.

Deposit Protection

Deposits must be protected in a government-approved scheme within 30 days. Prescribed information must be served on tenants.

How to Rent Guide

Current version must be provided to tenants at the start of each tenancy. Must be updated when a new version is published.

Written Information (from 1 May 2026)

From 1 May 2026, landlords must provide written information about key terms BEFORE the tenant signs. This is a new statutory duty.

Government Information Sheet (existing tenants)

For existing tenancies signed before 1 May 2026, landlords must provide the government information sheet by 31 May 2026. Failure can result in fines up to £7,000.
